A nice holiday home

Our client had a simple plan to finance the purchase of a beautiful, luxurious holiday home on the waterfront of one of our country’s famous lakes. In addition to using savings and part of their investments, repayments had created space between the mortgage registration on their home for the original mortgage debt and the current debt. By using that space, the financing of the holiday home could be completed. The existing mortgage has a very low interest rate, so transferring to another mortgage provider is unattractive; After all, the monthly costs would increase considerably. 

Because the inclusion of the space in the mortgage is not intended for the purchase, improvement or financing of the owner-occupied home, this is a consumptive withdrawal. Mortgage lenders do not all apply exactly the same rules. The latter only wanted to provide consumer loan parts if the total mortgage is less than 50% of the market value of the home. 

In this case, it didn’t quite work out; Despite the modest mortgage debt, amortization must also be paid on the extra loan. That was a setback. Nevertheless, this family is going to have a great summer holiday!
